Mainstreet Equity Corp is hiring persons qualified as Security Guards for its high rise rental apartment buildings in Toronto.

Successful candidates will meet the following requirements:

  • Willing to work 24/7 rotating shifts
  • Eligible to obtain Police clearance
  • Must have use of a personal vehicle
  • Must have a valid basic CPR, Standard First Aid certificate
  • Able to walk, stand and sit for periods of up to 8 hours
  • Able to commit to up to 60 hour work week

Duties Include:

  • Patrol premises to prevent and detect signs of intrusion and ensure security of doors, windows, and gates and parking garages.
  • Answer alarms and investigate disturbances.
  • Monitor and authorize entrance and departure of employees, visitors, and other persons to guard against theft and maintain security of premises.
  • Write reports of daily activities and irregularities, such as equipment or property damage, theft, presence of unauthorized persons, or unusual occurrences.
  • Call police or fire departments in cases of emergency, such as fire or presence of unauthorized persons.
  • Circulate among visitors, residents, and employees to preserve order and protect property.
  • Answer telephone calls to take messages, answer questions, and provide information during non-business hours or when office is closed.
  • Warn persons of rule infractions or violations, and apprehend or evict violators from premises, using force when necessary.
  • Inspect and adjust security systems, equipment, and machinery to ensure operational use and to detect evidence of tampering.

Collections Associate

Mainstreet Equity Corp is a rapidly growing, publicly traded property management company.

We currently have an opportunity for a results-oriented Collections Associate at our Toronto Office. Great opportunity to start working in a highly-regarded organization. In this role, your duties include but are not limited to the following:

  • Monitor collections at all Ontario sites
  • Communicate with resident managers and regional managers on who to send to tribunal or other action that should be taken
  • Ensure all N4’s are issued within first 7 days of the month
  • Audit tenant ledgers and ensure correct
  • File with tribunal
  • Ensure resident managers have delivered notices of filing to tenants or made 3 attempts. Ensure this is documented.
  • Prepare files for hearing
  • Represent Mainstreet at tribunals
  • Deliver results of hearings to tenant, resident manager and regional managers
  • File and record outcome in tenant’s ledger
  • Follow-up on orders
  • Attempt to collect from historic tenants owing rent within 30 days of move out
  • Must get commissioner of oath
  • Track monthly each delinquency and action taken. To be sent to Regional managers and VP Operations premises
  • Communicate with tenants in arrears on continual basis, working out options to clear up delinquencies or vacate
  • Any other duties as assigned by Regional Managers
  • Cover site offices when necessary
  • Act as a back up for Ontario Admin person

Requirement:

  • Legal background
  • Knowledge in Excel, Word and Outlook
  • Knowledge of Ontario Residential Tenancies Act
  • Experience with Landlord and Tenant Bsoard
  • Knowledge of Spanish an asset
  • Collections Experience

Maintenance Technician

Job Description

  • Responsible for Installing, repairing, and maintaining pipes, repair appliances, electrical repair, general handyman skills
  • Fixtures/Hot water tanks/Furnaces/Boilers and other plumbing used for water distribution and waste water disposal in residential buildings.
  • Will be involved in maintenance work pertaining to residential units; be available on call on a rotation basis to deal with mechanical problems that occur after hours and/or weekends
  • Working knowledge of Geo thermal repairs and installation as well as HVAC’s experience is an asset.

Regional Administrative Assistant

Calgary

As Regional Administrative Assistant you will be reporting directly to the Regional Operations Manager.

Key responsibilities include:

  • Answering the office line, first response to residents in regarding to complaints, maintenance, rent payments, etc
  • Managing the managers – auditing incoming paperwork, making sure suites are completed for move ins, responding to their inquiries regarding policies & procedures, ensuring MRI is updated properly and accurately
  • Overseeing maintenance – marking off work orders, following up with contractors as required, make sure work is done in priority sequence; ordering maintenance supplies
  • Processing all incoming applications and move outs – preparing rentalsmen statements for security deposit claims
  • Ordering all contractor supplies for renovations
  • Welcome letters, lease expiration letters, confirmation letters of NTV sent out to residents
  • Maintain the fire dept files, ensure that all properties are up to code on ongoing basis
  • Scan & save all paperwork on the Mainstreet server
  • Monitoring site collections
  • Communicating with resident managers on arrears and deciding course of action to take
  • Filing with RTDRS and court
  • Representing Mainstreet at RTDRS hearings
  • Ensuring judgments are followed up

Requirements:

  • You must have a minimum three years of administrative experience, primarily in property management.
  • You must have a proven track record of multi-tasking and staying organized in spite of a high volume of work.
  • Work well in a fast-paced but friendly environment.
  • Attention to detail is required
  • Strong word processing skills will keep your head above water.

In this new position your mandate will be to manage and concurrently deliver a full spectrum of renovation keeping with the company’s standards for quality and customer service. You will be actively identifying opportunities for physical improvements and inefficiencies related to the operations of our residential rental units, conceptualize and analyze renovations, The successful candidate will manage the assessment and implementation of renovations within budget, and via internal staff, subcontractors, or work with a team of interior designers and/or contractors.
